"Bargain" HOMES

If you are looking for affordability, instant equity, and are willing to use some elbow grease, this is your chance to own a great home at a great price.

We started this program because we have found that some buyers would rather have a cheaper purchase price and do minor improvements to the homes themselves. On these types of homes we will get all the mechanicals (plumbing, electrical, heating/cooling) in working order so you can inspect them and so the home is livable. As always, all of our homes, including our bargain homes, come with a 1 year home warranty for protection and peace of mind.

We encourage you to take anyone you want to the home to help you inspect it if you are not capable of inspecting it yourself. These homes are cheap because they may need some type of minor work, mostly cosmetic. A lot of these homes are in completely livable condition but could use improvements or upgrades such as; new paint, bathroom or kitchen upgrades, new flooring, new windows, etc. In general the more you are saving off the fully appraised value, the more work that may be needed.

If there is something that needs done to the house that you just can’t do, or if there is some aspect of the home you just cant live with (like paint, carpet, lighting, etc) we may be able to hire it done and add it to the purchase price for you.

There are many positives to our "bargain" homes such as:

	Lower home price resulting in lower monthly payments. By us doing only minimal work to the home it lets us put less money into the home, passing the savings on to you.
	Gaining equity. Equity is when the monetary value of your home is more than owed on its mortgage. Therefore, by adding your own improvements to the home, you make it worth more.
	Letting you customize the home how you want. Not only does this gain you equity, but doing the work yourself allows you to make improvements to the home that *you* want done!
