"AS-IS" HOMES
When we remodel a home we hire contractors to inspect the home and make sure the home is mechanically operational. We only send professional plumbing, electrical, and HVAC personnel through the home to do this work.
Some of our homes are available with two options; Remodeled or "AS-IS". Our "as-is" homes are certain homes that have all of the major mechanicals such as heating, plumbing, electrical, etc. inspected, and made operational, but may need some cosmetic work done (carpet, paint, light fixtures, etc.). We do our best to make sure the house is mechanically operational, but it is up to you to do your own inspection to make sure the house is up to your living standards.
A lot of our "as-is" homes are beautiful and in great living condition and do not need any remodeling, but may have some cosmetic blemishes, might be a little older and out-dated, or have other minor things. So, if a little older styling does not bother you this could be the perfect opportunity to get a great home at a lower price.
By offering a home "as-is" it allows us to offer you a great home at a substantially lower price.

By us doing only minimal work to the home it lets us put less money into the home, passing the

Gaining sweat equity. Buying a house that needs some work, and by doing that work yourself can save
you money and raise the value of your home, this is called sweat equity. |
| Letting you customize the home how you want. Not only does doing the work yourself gain you sweat equity, doing the work yourself allows you to make improvements to the home as your budget allows, putting what you want into the home. |
